can do better than that".
应该减多少来下offer呢？$345k会不会太少而激怒builder啊？这个有个通常的百分比
吗？我的
budget上限是350k。

我也正在买房子。刚开始和卖方经纪沟通时，说他们已经有一个offer，介于 $350k 到
$375k 之间，但是不愿意告诉我们具体价格。我们给了$355k，seller 给了2次
counter offer，都要高于$365k。根据我们的research和经济承受能力, 我们觉得最多
出$355k, 我们的经纪人一直push我们加价。说实在的，当时心里很不舒服，想着如果
卖家不愿意卖就算了，顺便把agent也给换掉。后来seller就从了。而且，直到现在我还是觉得卖方经济当初是忽悠我们，我们可能是唯一下offer的。 |

为是buyer market/relocation/buyout种种因素,刚降价成40k,我立刻找了agent下
offer $375k, 刚发现有个废弃场(0.3 mile), 只收大型器具和树木等, 所以没臭味,
房子是位于private road上, 所以卡车啥的也不会经过, 1 mile 之内大概有20几栋房
子吧, 我是有点摇摆不定, 不知道要不要等counteroffer, 各位有谁住在废弃场附近的
经验吗, 谢谢 |

个房子，想抢。Tax assessment 只有 $310k, 但 Listing price $375k。比较其他几
个房子，感觉 assessment 可能不准。
明天我第一个看房，可以选择直接出 listing price 把房抢下来。或者出价低一万，
看是否比其他人高。
我们情况说急也不急，如果找不到合适的先租房也没什么。不过担心手里的现金贬值，
以后房市上涨。

的房，只是听说有点push，其他都还不错。第一印象也不错，有经验，带我们看了两次
房，能够告诉我们哪些是换过的，哪些是翻修的，需要花多少钱remodel等等，直到。

周五上午第二次去看了一个short sale的房子，没有电器，水表被摘，地下室一些铜管
丢失，口头问了她一些问题，如disclosure，卖家的经济状况等，说她会帮我们找到答
案。还问了她现在有没有offer，告知没有。
周五下午五六点钟打电话来，说房子已经卖掉了，卖家接受了一个offer，说周四晚上
来了一个offer，心里有点失望。一个小时以后，来电话，说法律规定卖家可以在三天
之内再接受其他offer，就是周一前如果我们出420K（屋主2012年445k买的，现在
list438k）应该有希望拿到。
考虑了一天，周日早上Email给代理出400k，马上回信说好offer，打电话说说

一般说网速都是xxMbps，就是xxM bits per second. 1 M = 2的20次方约等于1百万。
我们平时下载的时候说的下载速度是 xx k Bps，是xx k Bytes per second。
通常情况下1 Byte是8 bits，但是考虑到网络数据包的overhead，实际上网络速率的x
bps和对应的下载速度的y Bps中，x:y约等于9:1。
所以你家的网如果是20M的话，应该是20M bps，下载速度的理论极限是2.5M Bps，实际
能上到2.2M Bps就已经很不错了；同理如果我家的网是3M bps，375k Bps就是理论极限
了，实际能上300k Bps就不错了。
可以去这个网站测一下：http://www.speedtest.net/
注意结果是bps，所以你家网的数字应该和20M很接近 |

场不好了。
你看，给全奖的专业，从来没有包括过商医法。
要说能力，贡献程度，觉得工程师不比其它行业差，就是比其它行业性价比低。
因为商医法有个学费的门槛。医还有个名额限制，有个垄断市场（那次看招收
Radiologist的广告，No Nights, No Weekends, 375k plus production bonus. * 8
weeks off，不知道这个工资是怎么决定的，是这行很难得有经验人才呢，还是什么原
因）。
感觉国内，各个行业还是平均，没有说哪个行业就特别吃香，每个行业的层次都很多。
相比来说选那些数理还能淘汰一些人，所以以前国内top学生都一概选理工科。
不过国外这个就业市场就不一样了。所以个人扭不过大局，美国把工程师这个领域放宽
让海外人竞争。 |
