across East River, the only thing I don't like is it is too windy in the
winter. You can find grocery and paid monthly parking near these rental
bldgs. Also you can consider condo sublet in the neighborhood. Midtown
Manhattan is nice to live and easy to commute, however to keep a car you
will need to spend extra $$. |

发帖数: 27 | 17 首先，曼哈顿房价涨是供求决定的；去年很多没有中介费是因为房东付中介费，今年租
房的人太多了，没有这个incentive,broker fee 又回到由租户负担的老规矩。
其次，1 br 可大可小，地点不同，大楼设施各异。我一个在union square的 1
bedroom 不到700sf，一个周末10多个人客人，3个application,还有人要加价，最后$
3600/mon租掉. 还有一个midtown west 全新的800尺 $3500/mon。
在曼哈顿正规的大楼里，房东要求excellent credit and 40X rent in order to
qualify.
if you are lucky, you may get a nice studio around $2500 in a full service
bldg(doorman + gym + wireless in common area, etc.) in my opinion (am a real
estate agent in manhattan) |

论）,根据房屋大小，现在正规的一房大约750k以上，租金像我前面提到的$3000-$3800
都正常，但是曼哈顿的回报率一般3-5%，真正赚钱是最后卖的时候。像现在新上市的几
个楼盘，一出来就很多人，应为价格实在太好了，又好出租。You make money when
you buy, like stock market. If you bought a good property in a low market

it should be corrugated metal with light weight concrete slab, not CEMENT.
or possibly concrete t or double t, popular in some old commercial bldg.
you can build walls at 7 ft above floor, leave the top open.
bottom track looks like U, stud looks like C.
you attach U to the floor, 16" each screw. attach C to existing wall, put
bottom of stud inside U. then add C every 16" inside U. and add top track
like upside-down U to the studs.

这座小型博物馆曾经是布碌仑海军军区的一个军事住所，对历史意义表示敬意。在

览，如《内战》，《USS监视器》，《珍珠港》，《USS亚利桑那》，这些都是在海军大
厦建造的，并诉说着曾经故事。这里还有一个咖啡厅，同时这里还有一个8000平方英尺
