发帖数: 577 | 1 construction loan就是在建筑过程中的loan。和permanent loans（15年/30年/ARM）
的区别之一是construction loan是interests only，就是说你每月只付interests，不
付principal。区别之二是它一般只有12个月的lock rate，过了12个月房子还没建好并
拿到city发的certificate of occupancy，rate就要上浮。我当初lock的rate是12个月
内5.25%，12个月后7.25%，最长18~24个月。
construction loan是非常risky的。如果因为任何原因，你的房子18~24个月建不完，
你会被要求pay off全部construction loan。但是又没有银行会给没有certificate of
occupancy的房子做permanent refinance，或者再让你去贷另外一个construction loan，
所以破产是你的唯一选择---你的地会被银行收走。

发帖数: 495 | 3 依个人经历，construction management 的确没有 structrue 好找工作。
我当初也是来学 construction management 的，毕业后赶上911，根本找不到
construction 的职位
。但那时小公司还招 structrue 的，就硬着头皮去了，靠着本科的底子和工作经验，
在老板的骂声中边工作边学习了半年，以后就慢慢熟悉了。
再有，对比现在公司里的这两个部门，感觉什么人都可以干 construction management
，因为没什么技术含量。有的老美也就高中毕业，有的只是 college 毕业，但只要能
说, 都干得好好的。但说的方面正是我们老中不擅长的。structrue 就不一样了，靠技
术，靠经验，不是人人都行的。老美学 engineering 的人还是相对较少的，所以在这
方面我们比较有竞争力。
但由于你有 construction management 的奖学金，还是慎重考虑吧！毕竟可以省不少
钱呐。

气之下就删了. 可今天想了想，还是应该发上来，毕竟也许对于某些再考虑买new
construction或许有些用处. 何况自己当时研究upgrades的时候也确实考古了不少别人
写的帖子.
-couple points that i want to make
1. only God can judge us
2. IMO, 买房子的时候如果真的不是喜欢房子的某一部分，不要太在乎resale value.
自己的happiness比resale value要重要.
今年10月初决定买房，而买房子还是喜欢新的房子, 新的房子自己可以跟builder
decide我想要什么不想要什么. 而旧房子是旧的，厕所，厨房都是别人用过的. 上个月
初去看了一个new construction, 对floor plan, price, school district都还算满意
，唯一的缺点就是离上班的地方稍远(25mi one way, 路上还有会traffic), 但考虑到

国内本科，construction mgmt & financial mgmt，国内硕士construction mgmt
现在是construction phd在读
关于找faculty职位，翻过以前的关于CM就业的帖子，但是其中对于CM专业找faculty介
绍不是很多，希望知情的前辈指点。我只知道一个师姐被一个排名不错的学校录用了，
可能在这个men-dominanted的方向女生多少还是受点欢迎的；关于进industry，由于我
的研究方向偏financial strategy,比较偏应用，所以我感觉以后进公司做也是有可能
的。
现在的问题是，不大清楚将来的去向，所以不知道是否需要考FE（因为感觉我们这个方
向做falcuty的话，PE好像不是必要的，猜测。。），而且据说virginia里EIT不是必须
的。想听听大家的意见，另外很期待和其他CM方向的同学，前辈交流。
p.s. NCEES有消息说，08年起PE下会增设construction这个module，呵呵，仅供大家参

Loan, which requires one closing. Construction loan will definitely have
higher closing cost due to the inspections and payment allocation along the
construction, but may be the only choice if you want to build while builder
do not finance and you don't have enough cash.

能买到相对好的location的房子，但房子是旧的. 但如果想买new construction, 地点
可能就相对偏僻，每天上下班commute..
我周围很多人都买旧房，就是无法接受commute. 我自己现在每天上下班来回50来mi,顺
利的话1个小时，如果遇上个下雨车祸的话...要是说我喜欢这么开车的话，鬼才相信.
我同事买旧房，上下班也就是半个小时.
有些旧房如果之前的卖家维护的好，里面也确实不错，而且旧房lot size很大，不像
new construction, lot小，邻居的院子都是紧挨着, 几乎没有什么privacy. 但毕竟像
其他人说的，new construction里面的东西都是全新的，头几年几乎不用怎么维护，要
是不喜欢的也是假的. |

an opportunity to get to know different phases of construction projects,
from pre-con to close out. Job market is not that bad for construction
management, especially for Project Controls (cost and schedule control).
If you decide to choose CM, I would strongly recommend to learn to use the

参考着GPS的speed limit走，后来雨停了没一会，经过一个construction area被pull
over。警察说本来这条路限速70，但是因为construction所以现在限速60（有牌子我们
没看到，就看GPS了），我们当时速度是74，超速14miles。今天上网查罚单，居然要罚
285。朋友说好像因为是contruction区所以要加倍，是真的吗？
本来想罚100多就直接交了，现在罚这么多，上庭太远，输了好像还有court fee，不知
道要不要请一天假去上庭。。

为还没干完,三方还没验收,对吧?),于是builder肯定是不会继续干下去把它finish了对

的钱，造完
了会有银行的人过来inpection（当然city的inspection也有，另外的），然后再给
framing
的，等等，每部分结束都有人过来inpection，通过了再给下一部分的钱。而你作为贷
款人，银行给
出去多少钱，你就得开始还本还利息了，这些你都得计算到你买房子的成本里

construction cost data查询网站：
http://www.allcostdata.info/browse.html
要注意的是这些cost都是average。可能您所在的州的cost就是应该高一些，也可能低
一些。但是好歹您有个base做参考。
想要查询cost，比如counter top，就在search条里打counter top，给出的cost还是比
较详细的。 |

1. 买ready to built的房子，我的builder在floor plan上让我可以在某些方面根据自
己的喜好进行改动. 搬进去以后，发现这些改动都是非常有必要.
2. 从墙的颜色，地板的颜色，厨房的layout都是自己选的，而且都是新的! 住进去真
的觉得这就是我的房子的感觉.

行做了律师。在随LG来美国之前已经在中国从事建筑法律有7年了。今年申请到了
construction management的硕士，没有奖学金，正在犹豫要不要自费读这个master。
我有些本科的同学在美国读structual or transportation方向的master or PhD,他们
给我的意见是structual 和transportation 硕士毕业的工作还比较好找，因为是偏技
术型的，construction management的就业市场他们不了解，但是觉得和management有
关应该是对口语和工作经验要求比较高。当时申请时了解了一下这个专业学习的课程，
主要是工程造价，人力设备管理，进度设计，合同管理，由于我本科毕业后只从事了几
个月的设计工作，7年的工作经验都是建筑法律方向的，倒是和工程造价合同管理match
得上，所以申请了这个专业，想着毕业后找个概预算的工作就满足了。申请的时候只是
考虑选择这个专业在写statement of purpose的时候可以把为什 |
