发帖数: 4054 | 14 我几对朋友都是在2007年买的好区的房。当时不仅仅房价高，利率也高，压力很大。下
降的几年里看起来他们都买亏了，也无法refi。但是谁也没卖，现在房价至少增值
50%，有的已经翻番。当时他们还可以贷到首付5%、10%左右的贷款，后来下降的几
年没有20%是绝对买不下来。换句话说，如果他们当时没买，很大的可能是后来也买
不进去现在住的社区。
你非要说如果能预测到09年，为什么不等到09年再买，问题是，你无法预测downturn的
具体发生时间和长短，第二，这些好区的房子在downturn的时候根本没有大量出来，未
必能出现中意的，第三，你也无法预测downturn时候自己的经济状况如何。
但是他们是否错过了09-11年的这批捞底呢？实际上也没有完全错过，因为房子涨回来
以后升得很快，已经有equity可以拿出来投资。
当然，如果你07年贪图大而新或是别的什么，买错了地方，买到了差区，很大可能现在
还没回来，还在水下。老中鲜有这样的，基本上不在讨论之列。

包下来。石油公司的成本想要减，必须把非核心的活bid出去。最后石油公司只做项目

率算， 你老在美国难道不开车？？？
在北加州，买房子一定要买好学区的房子， 抗跌领涨。 因为房子贵， 周围住的都是
有钱人， 治安自然也就好。否则你老不如去Detroit买房， 那儿房子多便宜， $1000
就买的到。。。你老问来问去，算来算去， 八成也不是那类钱多没处放的人，还是看
紧你老的荷包吧。 人没过来， 就别瞎折腾了。。。 从2000年到2013年， 两个大
downturn了，未来10年， 就没有downturn吗？？？。。。又不是明天就要住， 急啥。

如果认为下个downturn的时候，房子不会比现在便宜，尤其是好区，那留着出租，再贷
款买新房，现在利息很低，收入房租会涨，回头看2010年，那时觉得撑的人，现在都赚
大了。
如果认为下个downturn的时候，房子会比现在便宜一些，那租个房子上高中就好了，
palo alto的很多房子租金也不高，6000能租个不错的，现在房子出租4k,也就加2k. |
