在水泥地上打洞不是很容易，需要去租专门的工具(home depot)。
切开或者砸开一个大一些的洞，再用水泥封住，同时放进去你的post base.
要是在加州的话，为了防震，post footage就要加深加强了。
安全的话，footage要3ft以上，深埋地下。
就是说， 你要挖四个深洞，放些钢筋更好，灌上水泥。
我总觉得吧柱子直接插在水泥中更安全。
当然你买的kit是要求你放在post base里的，也是足够的了。 |

我也发现过这个问题。
2个房子，有一个每个房间都比另外一个大，但总面积却小一些。我问过我的agent,他
的回答是：
As far as the square footage the houses are measured on the outside by an
appraiser and they come inside and make sketches to subtract from non heated
and cooled areas. Many times it is difficult to give value to a house
strictly
on square footage unless the homes are exactly identical. |

two stories house. Part of it is one story and part of it is two stories.
The problem is they count one story part as two stories and two story part
as one story, which makes the appraisal sq-footage 215 large.
It should be 26xx instead of 28xx in the county appraisal.

，square footage跟小区同样的房子对比，property value要高好几万，我打电话去问
，说我们买房子的价钱比他们估的价还要高4千，我说那你看别的房子，估的价都比他
们的买价低1万到4万，再看lot size也比别人小或差不多，我们还是unfinished
basement，bathroom也是最基本的2.5，想来想去也不应该property value要高那么多
。。。
然后就说1月份可以申请重估，然后6，7月份有啥hearing，听起来貌似挺多事的，值不
值得费劲去弄呢？别的相似的房子，比我们要少个700多1000多一年，我就怕不要到时
appraiser不高兴，就给我们估高，因为我们买房子，银行请的appraiser估的价比我们
的买价竟然还要多2万。。。。他比的是跟我们同样的floor plan的房子刚卖出去的，
我们如果要换成他们同样的装修（比如tile，木地板啥的，起码要多花1万到2万）那些
房子tax value还都比我们低很多。

as square footage. Even if it has a heat source it would be considered a
porch. Typically, to be considered as a home's square footage it needs to
have a foundation (basement, crawl space or slab). This is how most

bonus space is with permit, most likely township record should have it
included in footage. To confirm the footage is your homework before you
remove contingency, if you didn't do that, for now, you can consult with
your attorney, but I doubt he could do anything. |

mistake? Our situation is that the seller's agent told the total 1800
footage does not include the 250 bonus room. When we made/accept offer, we
had thought what we got is 1800 plus the 250 bonus room. But I just found
from our appraisal report that the 1800 footage includes the 250 bonus room.
We got the property after two round of counter offers.

for the wrong footage. nothing else.
as I said, footage can't be accurately measured. +/- 100 sq. ft.
is normal. unless you can prove that seller and his agent deliberately
cheated, I don't think you can get much back. and it would be
hard for you to prove they cheated. |

report 出来发现 square footage 少了 300 多 (Listing square feet 1840 sq,
appraisal 1480 sq), 研究发现 City Record 极有可能是错误的. 我们是 non-
contigency offer.我能理解appraisal 的结果和 city record 会有小差别, 但这么大
的差別我们是不可能接受的. 我们的agent也是第一次碰到这个情况.
我现在的问题是:
1)这样的情况City有责任吗?
2)Seller 肯定知道square footage 有误, 但是仍然用错误的信息来误导买家, 没有
disclose this fact.

says "studio" instead of usual "bonus room" or "guest room". When we told

经你这样质问，我也重新去examine了一下，google satellite看了我家俯览图，查了
collin county appraisal district我家square footage 3190 sqft，然后google篮球
场尺寸（发现篮球场有好几种大小的），就拿最大的nfl篮球场比较，应该是4700 sqft
。住家的面积应该是以livable and enclosed space with air conditioning的部分，
就是说楼上楼下，不包括车库，我家2楼是1楼的一半大，看俯览图用眼睛估算我家后院
应该要比家里的livable square footage还要大一点，那就当是nfl篮球场的四分之三
大吧。。。。也够大了。。。。我说话有根有据的～没想骗谁，不信就算了～
我爸才不会雇人帮他做事呢。。。。。他根本就不是那样的人～他就会拉自己家人当苦

， 一直都是在为昏君服务。 美国的企业和组织也都是类似的， 不干活的寄生阶层不
