了hallway 的低温， heating system就拼命工作，搞得三个卧室里温度极高。

和livingroom都是铺的地毯，familyroom下面是slab地基(concrete)，
livingroom下面是basement，不喜欢diningroom和hallway地板的颜色。
（图画的不好，没有按照比例，只做示意）
打算把familyroom和livingroom全部换成地板，不知道如何操作为好。
有这样的几个选择，
1、打掉diningroom和hallway的旧地板，重新铺finished的地板。
2、在familyroom和livingroom铺unfinished的地板，铺完后，连同
diningroom和hallway一起打磨，然后上色。
3、在familyroom和livingroom铺finished的地板，然后只打磨dining
room和hallway并上尽量跟familyroom和livingroom相同的颜色。
4、。。。
马上就要决定了，请大家帮忙出一下主意，看怎样做比较practical。

一个正常的长矩形，而是分成四段，每段相对相邻的那段转过了45度角。这样的话只有
一段是垂直于梁，也就是说只有这段可以将地板按Hallway走向来铺，另两段中地板要
和Hallway成45度角，最后一段中地板与Hallway走向垂直。另外，有三个房间的门和梁
成45度角，所以地板在过门的时候相当于是45度角出来，而不是垂直于门出来。请问这
样的情况地板铺出来会不会不好看？如果不严格按照垂直于梁的走向来铺地板，会不会

这是两层的房子，上面一次全是carpet，下面一层直接在水泥板上面，从garage就来就
是一个hallway，hallway的一头是卧室，另外一头是family room，中间有个卫生间，
洗衣房，还有个楼梯到二楼。
楼梯上的地毯被拆掉了，我打算楼梯上安装和楼上一样的地毯
卧室和family room是地毯（这个地毯和楼上的地毯不一样），打算保留
卫生间是Ceramic tile，保留
洗衣房是vinyle地面，hallway以前不知道是什么flooring，被拆掉了，露出水泥地面
。我准备把这两各地方要重新铺地面。
现在的问题是，我该选用什么地面呢？
因为有好多种地面，用vinyl的话觉得变化太多。 tile的话费钱费时。capet的话不知
道该装和楼上一样的地毯还是和了楼下两头房间一样的地毯？

我还以为是他趁他主人不小心偷偷跑出来的，可是这两天总看到他在hallway里转悠。
我想如果他是野猫一定想出去，所以把他引到大门那里，他就蹲在楼梯上不肯出门了。
今天我一开门，小家伙就窜进来了，一进来就钻到马桶后面，后来又钻到床底下。费了
好大的工夫把它抱出去。
小猫咪不叫唤，感觉非常胆小和温顺。脖子上却没有猫牌。
我刚才端了一碟水去hallway里喂它，他很警惕，我一抬手它都会颤一下，后来才慢慢
的喝了一点水。喝完水也没有跟着我，还是呆在那里。
大家觉得这是不是野猫呢？
我觉得会不会是这栋楼里的人养的现在不要了，就把她赶出来了？因为我们有门禁，一
般小动物是很难进来的。
大家觉得呢？
我不想打电话找animal control，它不吵不闹的，不想她被关起来。

办：
家里的金融投资基本都是我在操心，以前也试过给她一些东西管管，可总是不了了
之，例如有一套投资房，2次换房客一开始都给她试过，到后来都不了了之。第二次更
是因为该不该装修的事情吵起来。我的意思是出租屋要装那么好干嘛，能有收入就可以
，她认为交给contractor装花个1.5w能多点租金。和她试图认真讨论过，主要的con是
租金才多100-200不值得，还有对这种小项目contractor很难伺候。由于和我意见不合
，她找了1个月遇到点挫折就不管了，然后我接手过来，找了一个还比较随和的中产单
身女，收入信用合同都是我一手搞定，后来的日常管理沟通她也基本不过问。不管也就
算了，可这位太太事后也不省心啊....
有一次那个房子里的stove坏掉了，那个女的要求换stove,我的处理考虑是，我另外
一个房子里有2个半新的stove,质量还不错，是full size的，出租屋的stove是half
size的，然后出租屋的厨房实在太旧了，之前在找房客的时候为此吃了不少亏。所以我

该房子建于1959年，当时地基正在从pier and beam foundation转向Slab foundation
。所以该房子的主要地基是Slab，但是卫生间的部分还是pier and beam。在这两种地
基接合的地方(Hallway)，有一些不平(pier and beam部分有些下陷)。房主说10年前他
买该房子的时候也找了一个结构工程师来检查。检查报告说没问题。只是检查报告现在
找不到了。
房主说道是实情吗？我们是否应该找一个结构工程师来检查一下？我们的option

。选不好，还不如用最保守的cream color.
Hallway bathroom would have yellow tone tiles, so the wall would be painted
light yellow. Master bathroom would have light colored tiles, any paint
would be fine. If I chose light yellow, it would be the same as the hallway
bathroom. If I chose eggwhite, it would be the same as the family room and
living room.

历时两个月投入N多人力财力后，出来效果还大体满意。
这个房子本来就是1959年的老房，面积也不大，只有1240sqft。
做出来的效果能和想像的差不多已经算不容易了。
其间参考了版上很多讯息，所以我希望把我这小房的装修经验/效果写出来与大家分享
，希望可以提供一些参考。
首先要说的就是两个卫生间的装修。
我在装修过程中很猪头的没有照过任何相片...所以借用一下卖家listing上的照片做对
比图。
说实话，卖家的相片还是照的不错的。实物其实很暗淡，地板的白瓷砖很像公共厕所会
用的那种...所以买了房子第一个目标就是换瓷砖！
图上的卫生间是在hallway上,厕所门和主卧室的门是呈90度紧连着的。对这点LG很不满
意。一是离主卧太近，二是hallway本来就小，还有一串门太难看了。所以第二个目标
就是封门从dining room那边再开门（那边本来就要改修成洗衣房，具体下一个帖子再
说）。
有了大致目标后，我就在IPad上下载了叫Room Planner的App，把大体的想要呈现的效

发帖数: 9084 | 45 正在收拾旧房子，为换地毯的事情有些挠头。
考虑两个idea.
1. 楼上4个卧室，hallway和楼梯全部换新地毯，选价格相对便宜的地毯，找homedepot
大概花2000-2500. 用coupon+giftcard估计最后2000不到
2. 就换地毯最差的2个房间+hallway+楼梯，大概就花个1000-1500.
其实地毯相对比较好的两个房间地毯也不咋样，进门地方都有些发黑，但整体还凑合。
但目前地毯包括下面的pad都是最差的那种,新换的地毯无论如何视觉和质量都会提升不
少。
broker说方案2就可以了，我是觉的都换了效果比较统一，多花个1000刀，争取入冬前
卖了，否则进了冬天只能等开春了，mortgage不算，这个房子每个月的税加上电费保险
等等就要500-600。

议的修理。大家 看看这种情况严重不严重。大概要多少钱，修完后会不会有后遗症。
多谢。地下室是finished，修得话要打开天棚，之后要补还有刷漆。

本来应该是1+1，这位太太让我感觉是1-1，请教板里的大大们，碰到这样的太太该怎么
办：
家里的金融投资基本都是我在操心，以前也试过给她一些东西管管，可总是不了了
之，例如有一套投资房，2次换房客一开始都给她试过，到后来都不了了之。第二次更
是因为该不该装修的事情吵起来。我的意思是出租屋要装那么好干嘛，能有收入就可以
，她认为交给contractor装花个1.5w能多点租金。和她试图认真讨论过，主要的con是
租金才多100-200不值得，还有对这种小项目contractor很难伺候。由于和我意见不合
，她找了1个月遇到点挫折就不管了，然后我接手过来，找了一个还比较随和的中产单
身女，收入信用合同都是我一手搞定，后来的日常管理沟通她也基本不过问。不管也就
算了，可这位太太事后也不省心啊....

而hallway特别热（夏天冷）。调控器设定温度显示70，可室内温度显示78，还在加热 |

发帖数: 560 | 50 另外还有一个关于地板配色的问题。我们楼梯、hallway扶手、还有hallway扶手下面支
撑的板子都是是natural的，但是因为年代久了，颜色变深发黄。现在Home Depot卖的
Bruce Plano Marsh实木地板，我拿了一块回去比了一下，和楼梯颜色挺接近的。
Contractor推荐Bruce Manchester系列Natural地板，新的颜色比较浅，和楼梯颜色差
别比较大。这种情况是用natural的地板让它过几年慢慢变得和楼梯颜色一致呢，还是
直接上那个Marsh色的地板？这种上过带色油漆的地板以后颜色会再变化吗？谢谢。 |
