的政策。
政府失职，在市场化地产后，没有给人民提供有效出租房屋-注意，此处不是指廉价租
屋，而是符合市场价格的出租房屋.租房者不能生孩子，上户口等等。倒置买房成为必
须。经济适用房不会解决这个问题。第一，量太少，第二，真需要的不一定能拿到。
再者,中央对地方ZF控制力下降，就算中央有诚意打压房价，打击房价不符合地方ZH利
益。打击必然无力。
其三，各级政府对城市，如北京，上海，省会，政策倾斜太严重，城乡差异太大，而且
在中短期没有改变可能，导致是个人都要如入城。省会的去一级城市，小城市的去大城
市。
其四，我估计物业税对房价，在一定时间会有一定作用，但长期看，作用有限。向
Marijuana这样的，有2-5房子的，其实在北京中产中不少。前提是在2002前毕业。至于
物业税，卖一套房子可以养其他的很多年。长期看，房价UP是正常的，尤其在高速成长
的中国。
其五，政府通过调整Mortgage Rate，对房价打压也有限。中国人大多不爱借钱，而且

，连过去7w都不如。我是IT的。可以负责的告诉你，中国已经不在便宜-指IT工资。
价格从过去几年对美工资的1/4，涨到现在40-50%。到中层，是1/2。SR，1st tier，
我估计可到40%。
美中最大区别是底层和中层收入-中国差距太大，人无野心不行。这导致中国竞争白热
化。这点不会改变。在中国不到高层，中年后，会有很多问题。Marijuana是明白人，
50w都来美了。50w在北京，就是部门经理-中层。
高层差距不太大。甚至中国更好。现在归的高层很划算，都回去摘桃子。
底层现在归风险非常大。美国泡沫busted，危机释放，未来反而风险小 （in next 2-5
year range)。
中国现在是资本博弈时代。作坊时代在北京早就过时。
