vehicle at least 6 months before moving to Pennsylvania, you will not be
required to pay any sales tax when you register your vehicle in Pennsylvania.
If it has been less than 6 months, you will need to provide your sales tax
receipt, or remit PA sales tax.
是不是只需要提交sales tax receipt就可以了？否则不是两个州都要收税？
这个sales tax receipt是不是就是在别的州做registration的时候交的税？ |

个车，不管卖多少钱，提成都是一样的。所以如果sales告诉你这个真是到了那个最低
价，是很难再砍价格了。
其他车的sales提成是按照车的利润的百分比。售价减去成本。所以sales没有
motivation给你降价。
还有啊，如果tri state有人要买toyota，我可以把你refer给我的朋友吗？他在
Danbury CT的Toyota, 能说可以交流的中文，但是不会读写。那个孩子大学刚毕业，做
sales很辛苦，我想能帮忙就尽量帮他一下吧。

同一家dealer，我们和一个sales及他的sales manager谈价钱，见了面，登记的老公的
名字，最后没有谈下来。后来从朋友那里得知同一家dealer里的另外一个sales和他的
manger曾给了朋友好deal，我们就用我的名字又email联系了新的这组（sales不同，
sales manager也是另外一个），没有见面，但他们在email里愿意给我们很好的价格。
问题是他们是同一家，即使谈成，最后的名字地址电话什么的也隐瞒不了，他们应该会
有记录，这样还可以成交吗？这里的行规是怎样的？后悔没有交涉之前多做做research。
我们也不想弄得十分尴尬，这个地区dealer少，别家dealer都不太好谈价格，否则直接
换一家就算了。

介绍一下情况，我是typical的月入2k的学生，本地租房艰难，学校位于富人区，学校
的公寓800块share一个房间还不带bathroom，离学校几个迈的地铁线附近2/2的condo没
家具没装修房租通价1200，06年这些房子卖价高达二十六七万，n多人买了直接出租，
现在纷纷破产，short sale无数
现在这些房子的市价大概在十六七万左右，我们看中一个short sale list price
115000，房子状况良好，前owner在05年以21万购入，还花了5k多铺tile，之后一直出
租，房租1200，it付mortgage就要1700，5月底被list出来short sale，于是一眼看中
。当时也是跑到mit上来看经验，说short sale成功率低，学生贷款艰难云云，这事就
拖下了。
结果接下来的半个月里前owner几次打电话来问我们，他自己也是房子的selling agent
，一再保证他们很有诚意，要我们赶快下offer，我们在6月中旬下了115066的offer，
许诺20% |

，没有任何出售的记录。现在这个owner当初是230K买下的，现在short sale要415K（
还是从430K降下来的）。一般看别的short sale，都是seller当初花了高价买的，估计
还不起贷款了，所以short sale，那这个房子为啥也short sale了呢？
还有county给这个房子2009年的assessment是531K,2010年就骤降到了393K,出价的时候
要考虑county的assessment value吗？我们希望能以低于400k的价格拿下来，现实吗？ |

Usually seller owes more to the bank than the sale's price.
In one of my short sales, the small loan bank agreed to take 10% of the total

agent对short sale没有什么经验，她说我们应该在银行approve之前、尽快做。
我提出在合同里加一条，buyer在银行approve之后再做inspection和loan。我agent说

合同就还不算成立,你去做INSPECTION也白做,而且你如果没有有效的房屋购买合同银行
都不会贷款给你们的.
SHORT SALE 和普通的房屋买卖的区别就是SHORT SALE的房子是因为房子的OWNER偿还银
行贷款有困难向房屋的贷款银行申请以低于贷款的金额卖出房屋,同时银行免除房主所
欠银行差额部分的贷款.因此整个房屋的买卖需要得到房屋贷款银行的批准,在银行批准
以后,房屋的购买程序和普通的房屋购买程序差不多.
换你的代理吧,如果你要买SHORT SALE的房子最好找个对SHORT SALE比较在行的代理,当

由于我和老公是第一次买房，所以很多东西不懂，向大家请教。
我和老公上周找了一个老美agent看房。她带我们看了大约十处房子，还没有与
她签约，但有多次电话与邮件来往。这
两天与这个老美邮件联系比较多，发现她对我们明显存在欺骗行为，所以不知道怎么办
才好。
行为1，我们两天前在她带领在看中一处list price为10万的short sale。我们
表示了对房子的兴趣，并且表示，如果给
offer，可能只能给7万到8万。结果，后来她给我们发邮件，说有的short sale的房子
会卖得比list price高，并且告诉我们
目前的comparable的房子，该区域的market是9.4万。然后，在邮件中贴了一个list，
包括了十二处在过去六个月内售出
的房子的价格，表明她的9.4万的来缘。结果，在她贴出的这十二处房子中，第十一处
就是我们想买的那处标价10万的

不觉得这个agent欺诈啊。
short sale的listing price通常都会比市场价低很多， 一个正常60万的房子short
sale开价45万， 不等于是它就会45万卖掉， short sale的价格需要银行同意才行，
而且过程拖拉，不见得会成交，成交也不定几个月才成交。
一个人用7万买下的房子， 他能从银行搞出来个11万也很正常的 |

第二天被告知offer被拒，原因是卖主欠银行247k，我们的offer不能弥补他的损失，准
备进行short sale程序。有消息会通知我们。同时他的closing date最早也要到六月一
号以后。
昨天我们的agent电话通知我们卖主已经准备要short sale了，但是他可能还不愿意完
全走short sale程序，可能他和银行之间协商要是他能还上多少钱的话，银行就可以不
影响他的信用记录。因此他决定给就我们的220koffer给个count offer。
问题是自从我们知道它是short sale的房子后我们觉得当初给的offer偏高了（与统一
小区的short sale的房子比较），而且我们还得承受晚closing带来的利率上的损失。
我们本来准备要重新给200k的offer。
现在最新的对方counter offer是230k，这样他就可以保留他的credit record。
closing date 要到6月中旬。
那现在我们是否能降低价格重新给offer呢？这种情况大家有什么建议呢？ |

还有家里人同不同意？经济上面，肯定是short sale合算，只亏了4万首付加4-6%的
agent fee，closing cost和多年的mortgage interest。
short sale后，完全可以便宜20万买一个一样的房子，扣除前面那个房子费用，省了差
不多10万，如果等到后年买，说不定省的更多。
但是银行不一定同意卖。
有一个解决办法，就是现在先低价买一个房子，然后把前面那个房子停付贷款，short
sale，如果银行不同意，就威胁foreclosure，银行肯定就同意了。 |

发帖数: 2718 | 42 去年就看了两个 short sale 的 condo。第一个新，区差，耗了我近半年时间。也是开
始 list 一个价钱，后来又发现房子的 HOA 两三年没付了，说让我出。以前房主什么
人呐？！房子一共两三年新。这欠的也是1万多块钱呢，房子本身倒没多贵。我就退出
了，不知道还有没有什么别的 surprise 呢！
第二个小区旧，可是区好。房主很 decent, 台湾人，这也是他们的一所投资房。在这
房上没欠过一分钱，房子 close 最后一个月的 HOA 他们都付了。非常顺利的两个半月
close 了，还是 condo 贷款不好做。哦，差点忘了，这个房子也多交了7千5，因为
第二个lender 不同意还他们的钱数。本来是1万的，我 agent 帮我讲的价。不过好区
的 condo 我那个成交价算是最低的了，我就忍了。
觉得 short sale 真是麻烦，耗时间，然后就看运气了。如果买投资房只是有一搭没一
搭的，就可以试试。
不过如果自住，我觉得碰到一个喜欢的不容易，多点少点不用太计较，反正要住的比较
久呢。你手里现金相对紧张呢，就买一个都装修好的。有富余钱呢，就买一个

知道要啥条件。 这里AGENT不少，他们可以给你意见。 对你买家来说，只要把房子买
到，AGENT/BROKER对你来说，没有去区别。
LIST AGENT说的没错，没有OFFER, 银行没法批。 我知道以前有PREAPPROVED SHORT
SALE,听AGENT说，现在好像没有了。 你要对有兴趣， 先递你的OFFER，有你的OFFER，
你就花时间等银行的批准。批准的是两个方面： 一个是SELLER SHORT SALE的资格，二
一个是SHORT SALE的价格。 这个批准时间，从一个月到好几个月都有，也可能批准，
也可能是COUNTER OFFER。 如果你INSPECTION出来，又有大毛病，要砍价，有可能又是
一个
月到几个月。 所以SHORT SALE 很花时间。 你如果没有这个心理准备，你就不要碰

发帖数: 613 | 47 除了宝宝生日，圣诞节等我们给宝宝买新玩具，还包括逛街时碰到他特别喜欢的，以及我碰到打折的，我家的玩具大部分都是yard sale买来的。我只买可以清理干净的不进嘴的玩具（比如所料玩具），衣服和毛绒玩具都不买。yard sale 是我们这里的一大文化，很多人周六起大早去逛。有的家卖特别便宜，有的家不一定。我都是买特别便宜的玩具，质量很好。比如我家自己买的全新的音乐桌花了40多，我在yard sale又买了一个两块钱的，两个放在一起看不出差别。我们还买了很多很多书（这个我每页都用wipe 抹一下，其实最费时间清理）。现在家里堆满了玩具，别人还以为我在自己家开daycare呢。我呢，也再没兴致去逛yard sale了。给宝宝买的新玩具都是最多玩上两天，然后就扔到一边去了。所以我觉得在yard sale买玩具很实惠。当然家里经济条件允许的父母想给宝宝买新玩具是再合理不过了。 |

而不是要我来培养的inside sales
inside sales要底薪也要报销,这个肯定的
但是outside sale不一定了
没有实力的时候,我觉得可能只能找找outside sale |

数据输入了这个软件，生成了schedule D1 with wash sale和 without wash sale的
两份report，前者显示赢利为3万多，后者为1万多。而BOA寄给我的1099表上显示赢利
是4万多。请问您最后报给IRS的税表是short time gain schedule D1 without wash
sale吗？
以前没有处理过wash sale的问题，所以比较担心如果软件计算有误的话，IRA会否找麻
烦。谢谢指教！ |
