Let me make it clear, the whole bidding sequence doesn't make much sense.
After 2C, suppose 2C p 2D 2H 2S p 3C is nonforcing. 3H can be the only gf
bid.
So 3NT is to play, not serious or nonserious slam try, because if 3H shows a
gf spade raise, then you bid 3NT to show some serious slam interest,
partner bids 4S to sign off, there is no way for you to bid 4NT, because you
should just bid 4NT right away in that case.
Now after a natural 3NT, 4S shows mild slam interest in S. 4NT is RKC, 5D

I received this email for some special rates on the MGM Signature in
December. I have stayed with them before using this same service and that is
why I am on the mailing list. Anyways, these rates look pretty cheap. I
have stayed in both the Junior Suite's and the Two Bedrooms and they are
very nice. I love the MGM because of all the restaurants and amenities
located on the property. The Signature is just so much nicer than normal
hotels.

我们第一次买房,签了一个购房合同,是ranch,listing上面
没有写房子的sq ft,不过seller有口头说有1800 sq ft,刚才
打电话给county asseseor,说实际是1602 sq ft。虽然location,
朝向,还有其他一些问题,房子本身总的来说还是维护的挺好
(不过我们总共才看过不到10个房子,也没有什么看房子的经验,
所以只是凭感觉)。当时看房的时候附近(隔了10几个房子)
有一个面积1809sq ft 的colonial,同一年建的,还多了一个车库,
开价455K,5月底以410k成交,我们在offer时参考这个房子还有
其他两个在附近的房子,同时根据seller 说的1800 sq ft,
所以在seller 开价440k的基础上以405K签了合同,我想问的是:
1)我们的agent 跟我说sq ft 在NJ resale real estate并不
那么重要,确实是这样吗?
2)因为我们的offer是考虑了房子面积,在 listing price的
基础上还价,现在却发现有200sq ft的差别,所以觉得当时的
listing price相对

年才全职回去多了12年。比起培养的中国学生也多多了,算国内贡献肯定不会小。如果

time sq夜晚人流很大,纽约警力充足,上海应该也增加警力,中国的警察执法力度应
该增强,增加监察机关监督警察权力。事后反省是正确的做法,借鉴时代广场或者任何

Some of the shady seller agents in my town inflate sq. ft. by almost 100 sq.
ft. The worst markup I saw was about 200 sq. ft. Some try to covers it up
by explicitly saying sq footage from owner or estimated. Considering most of
the floor plans in my city can be easily found online, I think they are
just plain stupid.
Your case sounds like a typo. I would definitely ask for discount. But
depends on how you like the house, only you can decide whether to walk or

You can get carpet as cheap as $.50 per sq ft or less than $5 per sq yd.
Good carpet can cost well over $100 per sq ft or over $1k per sq yd.
that is just carpet, you also need padding and installation.
labor have to do with local area, I have no idea.

Most builder have several elevation choices for the same plan.
They do not sell the house by the sq ft just like you do not buy the car by
pound.
The sq ft is just one of the elevation or average, less sq ft does not
necessary meant it is cheaper to build.
Some plan also offer what they called bump out (such as living room or
kitchen), it is very possible the sq ft number they use is with popular
options selected already.
But if you feel you are cheated, move on to the next builder, do not waste

You have a dream to install granite of 50 sqrt for 1k. Prepare 2k-3k at
least.

他装多少钱,说也要1500-1800。我们家厨房挺小的,我事先量过,counter space总共
就36 sq ft,加上back splash也才50 sq ft,我在lowes看见有7-8块的granite tile
,如果labor按一样的价钱per sq ft算,我原来估算是800-1000左右。而且我们这
lowes有special, granite slab $39 per sq ft installed,所以我就算装slab也才
2000多。大家说这个contractor是不是太漫天要价了?

看了很多房子,定下两个候选在同一个小区,实在是拿不定主意买哪个。想请教大家。
房A:$177,900, 2004 sq ft, $88.77/sq ft。中规中矩的房子,没有high ceiling.
厨房很open与family room 和餐厅连成一体。前后都有房子,但是好像也不会太影响
privacy。
房B:$250,500, 3192 sq ft, $78.48/sq ft, 房子很漂亮,high ceiling,厨房也很
open与family room 和餐厅连成一体。很大气,自然光很充足。但是因为大,冬天应该
会很费电/气。因为房子地势高,后院有个坡度,后院再过去是条小溪, 大船不行但是
可以过canoe什莫的。不知道对小孩子是不是不安全?flood的话,跟后院有一定距离,
据说可以淹到三分之一的后院高度,也不知道有什莫影响?

size. move-in ready. *2 bedroom 2 bathroom* with master bath. Actually it

选了Lowes的$0.99 per sq installation, 就230 sq feet的房间,以为$200多搞定,
结果Lowes给了报价,整整$800 !
仔细看,我擦,好多杂费:
- subfloor leveling : $250 (我底下是很平的水泥,怎么需要level?)
- Moulding labor: $170
- Stack strips removed, and delv , $130. 也不知道这个是什么东西。
另外还有材料费(我们选的是$4 per sq)的laminate.
还有moulding, moisture barrier, leveler, T-moulding, Total $500.
算下来,要$10 per sq!

mile, 91.5个亚裔per sq mile, 没有列出具体中国人的比例

大约1600 sq ft living area的小房子,gas heating, 每年花费大约1800刀。
找了一个Energy Performance的contractor来看了一下。他的建议是把阁楼
做insulation。现在阁楼上insulation还有4-5 inch厚,但经年累月已经成
粉末状。contractor建议再blow 6 inch厚的Cellulose,把通上阁楼的stair
cover换掉,还有一点其他杂活,阁楼大约720 sq ft,估价去掉incentive
之后自己付大约260刀。做完之后energy performance score从89降到76,
每年估计节约160刀。
现在的问题是原房主在阁楼上铺了地板。由于时间久了,地板很多地方
都不好了。要做insulation,必须把地板搞掉,然后再吹进去6 inch厚的
cellulose。但是我们还是想把阁楼的地板保留,或者保留一部分。最后
我们决定加厚insulation之后只做大约140 sq ft的地板。要做的工作是

刚bid到一个湾区的房子,准备全面重新装修,请agent推荐的师傅报价了一下,有经验
的朋友看看会不会哪高了。 第一个价格是material,第二个价格是人工。

嗯。我这次基本平推了mu,进mu,aview的分析起了一定作用,自己也看了图,看了看
新闻,尽管股价已经很高了,还是进去了,试试运气。
这次平推了mu,原因挺可笑,因为我本来有点sq,可是那天sq开始大跌,我进的比较晚
,照那架势再跌两天就没啥盈利了,所以出了sq,这个不好的感觉使我连带着把mu也出
了,因为两个都在高位。
我依然看好mu,sq,也感谢aview的分析,打算等它们平稳后再进。当然也可能因为被
震出来而失去以后的机会。

还有那个克服电话,一线就个大傻,二线可能稍微清醒一点,但也就是个二愣子,半天
问不出个屁, 放这些没有信息的人在那里,这个克服有啥意义。
另外,那个SQ 纯粹就是拖延时间的伎俩,让你再等, 你还乐呵呵几天等亚等.
回SQ的信也就是个模板,可能就收件人和发件人 Officer XM250 不同罢了, 胀着政府的
邮费比小民便宜, 还是羊毛出在羊身上.
最后,说说info pass, 那个胖得下巴都没有了的,把我的名字敲全足足花了两分钟. 读
我的case 就是把网上的信息说一遍. 后来,输SQ number,查有没有回应,可能把1 输成
字母, 惊讶的问我做过没有, 这个SQ does not exist! 我也傻傻回到,哦,是吗.

boston的中餐馆很不给力,我吃过能吃的,有joyful garden 和 木兰太菜。Joyffu 不
忙的时候有鲈鱼或者珑莉的三吃。
喜临门的早茶还不错,就是记得一上来就要拿着单子自己去找好吃的。
日本餐厅,在cooliage corner有一家叫四季,是日本人开的,极正宗美味。udon 14,
各种鱼,虾小菜7-10,推荐炸蟹,想想都不行,饿死我的感觉。
韩国的话,cambridge的koreana和kaya都不错。
法国的,最好的是salts,那个鸭子很有名,but is for two。大地之眼啥的,刀快得
很。harvard sq有一家sunderiine(估计这么拼),午餐3道 20刀,有牛排的选择,可以
吃一吃。就在燕京隔壁。
海鲜餐厅,legal seafood真不怎么样,很贵,一定要吃可以吃中午。这个季节不是吃
龙虾的。Oyster情况不明。dolphin很有名,但也就是中规中矩。我喜欢的是inhman sq
的east shore。另外你可以在东南亚馆子里点ginger fish,有的很惊艳。另外,

到North Station,然后需要换orange line到downtown crossing。
看你住在Belmont的哪一片。
Waverley Sq., Belmont Center附近可以坐commuter rail。
Belmont St.沿线可以坐70还是71路到Harvard sq.换红线
Belmont center附近74路到Harvard sq.
Winnbrook附近78路到Harvard Sq.,或者干脆沿着bike path(新修的,只对bike开放)
骑车到Alewife。

cambridge得看什么地方,有些地方比brookline还是要差不少,尤其是central sq到
kendall sq之间的那些房子,真的很破,住的人素质也一般,brookline至少学区还不
错,很多人想住在那边的,不光是离boston downtown近,学校也是很decent的,
cambridge的公立很不怎么样。但是我个人觉得cambridge的房子还是很保值的,我自己
曾经住过cambridge,还是很了解的,如果你想居住环境好点的话,可以到cambridge西
边靠近fresh pond和harvard sq那边的房子都不错,越往东和北是曾经的比较rough的
地区,其实现在都还多多少少能感觉到roughness,不过inman sq现在也很不错了,而
且离kendall挺近的。

Overall Cambridge is a pretty safe and decent town. Harvard SQ, Porter SQ
and Central SQ are the best neighborhoods in Cambridge, if you can afford
they should be your first choices. North Cambridge is safe too, but commute
may be a problem as there is no public transportation there. If you drive a
car that wouldn't be a bad considering the rent. East Cambridge and Kendall
SQ are just OK, and the worst is Cambridgeport.
