发帖数: 217 | 6 30 year is not good. I could not get 3.5%, I can get 3.625%. maybe that's
from provident funding. I don't use this nightmare lender any more.

如果我在第7年付清有没有惩罚?

2.5% for first 7 years. Then it will move with the market and change every
year based on LIBOR index. Can't change more than 5% for the first change
and can't change more than 2% for each year. And life time change can't be
more than 5% above/below 2.5%.
There is no prepayment penalty.
Jumbo is different. really need to know the details since each case is
different.

如果快买时再找你询问细节
你说Jumbo is different,是说和普通的贷款有区别
还是JUMBO本身跟接钱多少也有关
比如50万,100万和200万利率各不相同?
另外和买房的地区有关吗?麻州所有地区都一样?

Conforming loan has dependency as well, but not as much as jumbo loan does.
in MA, pretty much all areas has the same rate, the only difference is
depends on with county you lives, the confirming jumbo loan limit is
different. some are $417k( for example worcester) and some are $465750( for
example Norfolk). Normally confirming jumbo is about 0.125% higher than
confirming. And jumbo will be much higher.
Different states will have deferenty no closing rates more because the
lender tile insurance is different by regulation.
