P&S里要加什么针对foreclosure的特殊条款？

。这卖家好歹也搞个short sale，直接forclosure太伤信用记录了。

不就是银行要耍流氓？

bankruptcy 完！ 我们是不是因该直接撤退呀？房主是业内人士。
呜呜呜，我们买房买的真不顺。地3个offer女房主签字了，男房主不买了。第四个
offer又这样，烦。
高人指点一下吧！

间。现在房主明显向耍赖，申请破产。这样他和银行少说也要打一年的官司。
你难道能等一年？

date is not good for us. Agent tried to save the deal until I told her what
I found online-if the seller have other debt subjected to the property, they
may not need to pay the broker fee... After heard that, she said 'I will
call the seller's agent right now.'
hehehe, agent is not always very knowledgeable. Only Google and BBS 'wan
neng'.

今天忙活了一天，因为：“The listing agent/sellers have contacted the bankruptcy attorney who can override the lender (First Federal)and they think close by the end of Dec. -they should know for certain either by the end of today or the latest tomorrow.”
据说银行和卖主都已经sign了我们的offer,close date 12/30. 不过我们agent还没收到signed offer.
我咨询了一个attorney,结果如下：
Seller has the right of‘automatic stay’, and probably filed bankruptcy to take advantage of the 4 months ‘automatic stay’.

bankruptcy后债主不能collect(foreclose), 债务人也不能随意买卖资产。 都得等破
产法庭来决定。 12/30之前肯定没戏。 |
