主要一点，价格谈好后，一定要请个好的inspector，仔细检查。既然没有自己的agent

likely to be on seller side.

1.Remember, when you put offer, have to consider the market price -(2-3%).
2.compare it to your miminum expectation. Please also expect to have 1-2
rounds of negotiations. so your offer could be a little lower than market
price -(2-3%). you can use the 2-3% adjust your expectation.
3. however, also expect to 5000-10000$ higher than your minimum expectation,
depending on if you really like it or not.

谢谢，inspection到时再找个好的。现在主要是担心下offer是有些啥要注意的，
earnest money的check要不要交，要不要开escrow 账户，offer上有哪些要注意写上去
的之类的。
请多提醒。 现在还是下offer阶段，一个阶段一个阶段的来问。呵呵

but definitely, he is happy to have his colleague to be a buy agent. but i
