Because of the condition of the roof surface at the time of this inspection
(cracked & damaged shingles,
loss of granular surface). We would highly recommend replacement. Typical
cost range &10, 000 –
15,000 depending on the quality of the shingle chosen. Consult with a
professional roofing contractor.
请问一下几个问题
1.这个roof的问题是正常老化吗?大家的房子一般多少年换roof surface?
2.我们在给offer时,没有意识到这个问题(inspection 是签了合同后作的),我是否因该
让屋主承担一部分维修费用?多大比例比较reasonable?
我们有inspection contingency所以可以和屋主就检查中发现的问题讨价还价,我就是
想知道这个roof的问题应该怎样分担费用对双方比较reasonable.

差一点的shingle可以撑十几年，好一些的architectural shingle可以撑30甚至40年。
你签的是P&S还是offer letter？如果是offer letter的话可以完全要求seller来承担
。如果已经签了P&S，你可以跟自己的律师讨论一下。我觉得你有理由要求seller来承
担所有费用，换roof算是比较大的问题了。

发帖数: 1300 | 4 这个房子的Roofing Materials: fiberglass asphalt shingles,我的inspector说属于
比较差的material.这个房子2006年ghingles blew off due to storm but the roof
has been repaired professionally.
我所在的州不需要attorney,我签署的是sale agreement包含了inspection
contingency,所有我完全可以退出.但是我还是比较喜欢这个房子的,所以想知道在这种
情况下怎样和seller分担费用比较合理.

给自己设一个底线，比如承担50%，然后从最有利于自己的方向开始negotiate。只要双
方都有诚意的话，应该很快就可以达成一致的。
