agent说好,你除了最多两天的interest overlap,其它任何cost都不用你自己出。
做完loan两三个星期之后,基本该退还的钱也应该都寄给你了,到时拿最后的HUD给你
的agent,debit/credit一下,欠你的补上就好了 |

d******n 发帖数: 2712 | 3 所谓loan origination fee,也就是GFE里box 1的number,正常情况下,那个number在
disclose之后,是根本不能改的,除非是客人自己要求买point之类的。
另外,对于no cost refi,大致有3部分钱是客人需要在closing的时候自己交的。
1)prepay interest,就是从funding当天到下个月1日的按天算的新loan的利息。
2)property tax已经homeowner ins 在escrow账户里的deposit。如果在银行收到第一
笔monthly payment之前就要代替客人交property tax,那么银行会预收那笔前,而且
会在funding之后尽快交给township。
3)新的loan amount与现有loan的payoff balance间的差额。payoff balance高,客人
需要补钱进去,payoff balance低,那么多出来的钱会冲抵前面两项的钱。
旧loan的escrow account会在loan被payoff之后结算,把里面的balance退回给客人。
对于overlap的interest,是无法避免的,也根不不属于closing cost。 |

。refi的agent不cover这个费用不出奇。
旧loan被pay off之后,旧的银行要去county注销之前的登记的,收钱也是合理的呀。
