No, you should not pay closing cost at all (except appraisal fee).

是要求自个先付CLOSING费。CLOSING之后,说是会退回。

有时很难把closing cost计算得很准,如果答应是没有closing cost的refi,最后还
是会退回给你。

没听说过, 一般客人只用先预付appraisal fee和credit report fee. 不用付其它的
closing cost.

如果broker书面答应了no cost refi,一般是没太大风险的。
因为rate不同,相应在closing的时候refund的amount也不同,有些时候broker在收到
broker fee之后才能把cost退回去也是正常的。

我也是在方圆做的,下周close。我也被要求在funding 那天自己先垫付close cost(
约5000刀),close后方圆承诺退还cost。应该没问题吧,我开始也是不放心,就要求
方圆的两个人(互相有个证明)都给我发了承诺退cost的确认信。
拭目以待吧。下周close后再来报告。

问了一做贷款的朋友,她说:新的条令要求,BROKER不可以帮客户付贷款的CLOSING费
用。而LENDER无相关的条令,或者松一些。

这里大多数朋友做的no point no fee refi都不用先付几千的closing cost

我们最近no cost refi也是先付了一千多closing cost,这会儿给我们退了张
支票。不是方圆。

Closing cost needs to be paid by someone, if not the borrower, then either
lender or the broker. But if the lender won't allow the broker to pay, the
broker must increase the rate to get the closing cost paid by itself. If the
broker pays your closing cost after the closing, I guess the rate would be
better than if it is paid at the table. If I were you, I would prefer to
receiving the check afterwards as long as you trust the agent and his
company, since they really use their commission to pay your closing without
increasing your rate in order to get no closing refi. The key point is to
find someone you trust. I got a very nice agent recommended by a friend on
mitbbs. I don't mind sharing with anyone who needs to do refi.

Not really. In the market there are two types of lender: direct lender or
not. There is no absolute good or bad.
Direct lender is basically going back to the "old" rule. The broke get all
of the commission and pay your closing cost from their commission.
No direct lender is one the broker's commission is fixed. If you lock the
higher rate, the lender will give you more rebate. Thus broker does not have
incentive to lock the higher rate for you.
Only based on how your closing cost is paid is insufficient to judge the
quantity and quality.
From my perspective, money in my pocket is the safetest.

I heard the new regulation eliminated the old rule to avoid the situation
that broker steers the borrower to higher interest rate. If that's the case,
the broker's commission is fixed now. Then the logic I discribed earlier
might make more sense....
