Just want to ask some opinion here.
We plan to live in the house for at least another 15 years because of the
school district. We are having 30 year fixed rate 4.375 for now. Loan amount
is 700K.
I heard that 7 year ARM is 3.125, the rate is pretty attempting. Shall we

| b********2 发帖数: 5191 | 3 这个完全取决于自己对7年后的经济的看法,如果到时经济还是委靡,rate不会有大副升
高,现在做5ARM或是7ARM一定合算.如果7年后经济转好或是通胀压力增加,rate double.
还是做30年比较好.
不过就算贷30年, 建议你做一下refi,现在625K可以做3.875% | p******y 发帖数: 3523 | 4 现在的loan amount是700K,目前是jumbo loan。等将到625K的时候,就变成high
balance loan了。rate有机会比现在好。当然,要看多久可以pay down到625K.如果在
这1、2年间就可以,那就现在做个5/1 ARM,等loan amount降了再refi。
在refi的时候,如果可以在5年或7年内将loan amount还到比较低的水平,比如20万以
内,即便利息上调,且没有什么好的refi机会,对利息的影响也很有限了。如果不愿意
有日后rate上调的风险,就搞个30年fixed。 |
