rebate. for 100K home, maybe nothing. for 1M, maybe 1.5%.
also depends on if the realtor is also a broker or not. it is wiser to find
one who is also a broker since she will get all the commission fee.
Rebates can be considered as the reduction of sale price so I would suggest
to get an agent with the highest rebates. You should negotiate this before
using their service.

怎么才知道buyer agent是不是broker?
帮忙看看我的理解是否正确:
我是buyer,找了一个buyer agent,买了30w的房子,buyer agent和seller agent平分
6% commission,我问buyer agent要1%左右的rebate/cashback/gift/whatever。。。
这个过程对么?

a listing agent might work for a broker.
Most buyer's agent are not a broker. but some of them are. you have to ask
them directly.
In a word, an agent can't do business without a broker. The broker could be
herself/himself or someone else.
That is right ---for a 300K home, normally you could get 1/3 rebates in
Chicago.
