1. 我买的是新房,房子要到8月中旬才close,是否我现在问多家mortgage loaner询价
的意义不大?因为利率一直在变。现在rate给的比较低的公司,到七八月份可能给的
rate反而比较高?
2. builder指定了一家mortgage loaner。可以拿到up to $7500 cover closing cost.
我可不可以要求别的公司match这个7500块?
3. 和mortgage loaner谈到哪一步就不能再换loaner了?我现在刚刚在网上填了个人信
息,和mortgage loaner通了电话,还签了所有的disclosure,这样还可以再换loaner
吗?
4. 在北加330K的房子,downpay 20%, 我和老婆的middle credit score是793.
loaner告诉我现在的30yr fix rate是3.75%,到8月close的时候rate会到4.25%。这是
不是比别人家的都高很多?

您什么时候都可以换lender, 只要close的时间来的及.
因为您是8月才能close, 现在不可能lock rate, 最早可以在六月份的时候lock rate,

purchase loan. Outside lenders might offer better rate but will be alot
harder to close the loan comparing to the builder's lender.
2. Nobody can lock or promise the rate for you for 6 months later.
3. With mortgage brokers outside the builder, it is hard to get $7500 match
as your builder, because lenders would not allow the credits over the
closing cost.
4. No point no fee means you dont need to purchaes any point ( 1 point = 1%
of your loan amount) and all the loan related fees will be covered, such as
underwriting fee, appraisal fee, notary fee, recording fee..... But all loan
related fee will not be as much as $7500.
5. Usually people use auto insurance agent for house insurance so they can
get some discount.

refi,如果rate真的很差的话,应该会有大把refi机会。 |
