Examine
Heat pump nearing its life expectancy. Filter should be changed monthly.
Duct vents throughout the home (recommend cleaning). HVAC unit unable to
access filter without moving dryer.
Melted/scorched on the inside of the disconnect (Recommend HVAC technician
evaluate)
UNIT: Poor, Recommend HVAC technician examine/clean/service,
Refrigerant line has missing insulation. Recommend an HVAC contractor
examine. Exterior outlets GFCI’s did not operate front porch outlet has
open neutral, back deck hot and neutral wires are reversed (Recommend
electrician repair/replace).

发帖数: 13701 | 6 就算能工作，看这个report上写的 Heating/water heater/AC-heat pump 毛病挺多，
年头儿也很长了，估计这几个马上都要嗝屁。厕所排水还有问题，房顶，窗户，厨房，
etc, etc，问题那么多。楼主，除非这房子真的相当便宜，真心建议你还是穆五昂吧。

你需要请一个非常优秀的师傅去做这个检测报告，不然你很难与卖家去谈。

The way it works is that we have to submit a request. Then the seller says
what he is willing to do. However, if we submit a request with a huge list
of items large and small it tends to upset the seller. My suggestion would
be to ask for a credit for the the several windows that are having issues,
then have the HVAC unit serviced. We could also ask for a home warranty.
Some of the small items, buyers usually let go. What are your thoughts?

空调这部分是不是和我估计的一样，该想到的都已帮你想了，根本就没有空间可以拿太
多credit。
找个房子也不容易，如果真喜欢这房子，只能试着从其它地方砍。
