理论上来说,你可以depreciate the building cost, 按出租面积pro-rate 你的
mortgage interest and real estate taxes paid. (例如,是两个family,其中有一
个family 出租,你可以报1/2到Schedule E, 另外的1/2报到自己的Schedule A,作为
idemized deduction),这样可以 offset 部分的 rental income. 如果有其他的
expenses, 例如:repair and maintenance for the rental apartment, 你也可以报
为 deduction.

in case lawsuit kicks in. Accounting activities should be recorded by QB.
Depreciation and capitalization are not easy concept for you guys. You may
not be able to tell the difference between repair/maintenance and
capitalization. Cost/basis, depreciation recap and Gain/loss are the most
important thing for rental business which I do not believe you know a thing
about it. You may save penny by doing it yourself and loss tons of tax money
when you sell your property.

。如果你能报亏损把你的总收入降下来,你就试一把。我以前用turbotax delux报的(
没做广告的意思),一步一步来不是很难。就几十块钱,比找会计师划算多了。不过后
来被audit了。倒也没什么,就补了一千多的税也没罚钱。 |

market value,不知道确切的,大概齐也行。使用软件的好处是你可以改来改去,找出
最佳的答案。找会计师,没人会给你试来试去的。

starting point to calculate the depreciation basis. then you plus any
improvements and minus anything reduced you cost.
For simplicity, I would use it as depreciation basis but remember, the land
you purchased with the house is not depreciable.

报成loss也不合适吧。
